POST LICENSE COURSE

DESCRIPTION

Advanced Topics for New Agents This course presents topics that the new agent will find helpful in working with clients.  The course includes sections on property management, covers BRETTA (agency law) and contemporary issues in the area of consensual dual agency, thorough discussions of the tax implications and benefits of home ownership, including required record keeping, and an introduction to the subject of tax free exchanges.

Finance & Settlement Procedures

Everything from security instruments to the foreclosure process is covered in this course.  It is designed to refresh the licensee's knowledge of the fundamentals of real estate financing, including sources of funds, qualifying for and obtaining real estate loans.  All of the procedures involved in the settlement, along with practical exercises in real estate math are included.

This course analyzes the typical provisions of office, retail, and industrial leases.  Formulas used to calculate rent, key negotiation points, and technical issues unique to industrial leases are also covered in detail.
Commercial Sales and Exchanges X

Aspects of the commercial sales transaction and tax deferred exchanges are covered in great detail.  You will learn the essential elements of the contract and closing procedures, and documentation in a commercial sale along with the benefits and requirements of a tax deferred exchange.
